Lavan Midtown is a premier event space located in Hell's Kitchen, Manhattan. Its sleek, white-box design offers a transformative canvas that can be customized to fit any vision.

A list of furnishings included in the rental price and a list of preferred vendors are available upon request, and external vendors are welcome for an additional fee. 

The Flaweless Studio + Lounge offers a versatile 2,500 sq. ft. two-level venue in Tribeca, combining iconic New York loft charm with modern amenities. It serves as an ideal setting for private dinners, culinary classes, workshops, business meetings, and creative productions such as interviews or photoshoots. The space features 12’ ceilings, abundant natural light, a fully stocked kitchen with marble countertops and top-of-the-line appliances, a baby grand piano, and two Art Deco privacy booths.

It provides flexibility with a 500 sq. ft. front reception area and a speakeasy-inspired lower level that includes cozy lounge seating, a small conference room, decked out Zen Den, and an additional bathroom (two total). Accommodating up to 65 guests standing, it includes complimentary Wi-Fi, a sound system, concierge service as part of the rental fee, and in-house catering options - food and beverage minimum required. External caterers can also be brought in as long as the minimum is met. Guests always leave feeling the magic of this unique venue!

- Off-hour access subject to property management approval and staff availability
- Cannot be reserved for exclusive access during standard hours of operation

Off-Hour Rates:
- $50/hr until 12AM (Must be immediately before/after standard hours, OR hire a minimum 4-hour shift)
- $75/hr after 12AM / Overtime / Last-minute arrangements (less than 72 hours before the start of the booking)

CLEANING
By the end of the booking, please:
1. Put trash in trash bags and place them in the large trash bins in the freight elevator area (double-bag if there's a chance of leakage)
2. Return furniture, decor, props, etc. to their original positions and all items from the storage room (i.e tables, chairs), stacking them up as originally found 
3. If curtains were changed or removed, hang them back
4. In case of spills, wiping them up is much appreciated

If you’d prefer that we take care of all cleaning and reorganization, we’re happy to handle it for a fee!
Starting rates:
- 1-100 people: $550
- 101-200 people: $650
- 201-300 people: $750

Must be arranged at least 48 hours prior to the start of the booking, or a last-minute arrangement fee of $100 will apply.

Additional fees may apply depending on the nature of the event and the cleaning required, such as deep cleaning, excessive spillage, stains, etc.

REFUNDABLE DAMAGE DEPOSIT
50% of the booking fee rounded up to the nearest $500. Due 30 days before the booking. Held to cover overtime, or damages to the space or included amenities. Charges will be processed and deducted from the deposit, and the remainder will be refunded back.

GREENERY WALL
Our custom-designed greenery wall installation is the perfect backdrop for photos! Feel free to carefully install decor like a neon sign, wooden sign, logo, balloons, florals, and more, taking care not to damage the greenery. 

CATERING
Catering companies can bring food ready to serve, prep in the studio, and keep it warm in chafers. Food trucks can park in the alley next to the building and deliver food via the freight elevator.

RESTROOMS
2 single private restrooms within the space. Unlabeled/gender-neutral.

AV SYSTEM
2 included PA speakers can connect via Bluetooth to a smartphone, laptop, or tablet. Two wireless microphones included (batteries not included - each requires 2 AA batteries). A projector and 180” screen can also be added for $100.

AIR CONDITIONING
3 mini-split units for cooling/heating. The space is in a 1920s concrete building without insulation, so it can get warm on hot days. We provide commercial fans and the windows can open to boost airflow. For best results, use all AC units, fans, and open windows as needed. No central AC.

POWER OUTLETS
Outlets available throughout the space. Ceiling outlets are available to run cables for festoon/cafe/party/string lights that may be hung from the ceiling hooks. Extension cords are available in the storage room.

CEILING HOOKS
Enhance the studio's ambiance by using the hooks on the ceiling. Feel free to adorn the space with lightweight decorations like lights, florals, and drapes. Ladders are provided for easy access to the hooks.

EVENT USES
Known for hosting a myriad of events, from Fashion Shows and Weddings to Bridal/Baby Showers, Product Launches, and Activations, the space embraces creativity in all its forms. Your imaginative projects are not just welcomed; they're celebrated in this vibrant haven of endless potential!

Nestled in the heart of Greenwich Village, a multipurpose chic venue featuring exposed brick walls, vast skylights, and an unmistakably New York artsy and urban feel. 

The Atrium (ground level)is perfect for corporate events, exhibitions, launch parties, private events, or seminars. The capacity is 500 ppl - standing, and 200 ppl for sit down.

The Mansion (2nd floor) provides a great space for any exclusive gatherings. The space features various design accents such as a wrought-iron spiral staircase, black walls, bright sunroom, contemporary works of art, chandelier, fireplace, and much more. The inspiring interior opens into a 1000-square feet outdoor terrace through sliding French doors. Designed with a similar 19th-century elegance, the bathroom also has a breathtaking interior with views of a green garden. The capacity is 120 guests.

Located along LA's future greenbelt, 5700 S San Pedro is a palatial historic warehouse whose construction was completed in 1924 and retains much of its original industrial prohibition-era charm. 
The interior is comprised of 4 locations. 

*LOCATION 1: Main Warehouse
Incredible raw space to create your dream environment. Flooded with natural light from the original horizontal skylights, the main warehouse provides approx. 35,150 square feet of usable space that includes a newly renovated ADA bathroom, 3 loading docks with roll-up doors, 2 dedicated office spaces, a janitor's room and 4 additional bathrooms. 

*LOCATION 2: Mini Warehouse
An open, blank slate. You'll have 3,152 square feet of unobstructed space; private and partitioned right off the main warehouse entrance. This location has access points to both the downstairs offices and upstairs loft.
 
*LOCATION 3: The Offices
Bonus aesthetics you can't find anywhere else. You'll have 2,522 square feet at your disposal, ready to meet all your shooting and event needs. These nine rooms showcase a variety of unique aesthetic backdrops including wainscoting and 70's-style vertical wood planked walls. This area also includes two newly renovated bathrooms, a kitchen, street entrance from San Pedro, access to the main warehouse, HVAC and a large common area. All of which could be used for staging, makeup/hair, costume department, green room, concessions, etc.  

*LOCATION 4: The Loft
A slice of New York in LA. The 5,375 square foot loft features charming and unique original details that evoke the likes of spaces you might find in Manhattan and Brooklyn. The floor to ceiling tempered glass windows, original wood flooring, high ceilings and two private back rooms get incredible 360 degrees of natural lighting, creating the perfect conditions for all-day shoots, events and a show stopping golden hour. The loft also includes a bathroom and two stairwell entrances from either the front or back of the warehouse.
